In theory, downsizing means scaling down your entire lifestyle, from your home to your possessions, and including a shift in priorities. In practice, we have park model tiny houses, which allow for downsizing but with a very unexpected spin: in complete comfort, with some luxury, and with as few compromises as possible.
Tiny living has been at the forefront of most conversations for several years now, and it doesn't look like its popularity is waning anytime soon. Whereas downsizing started out as a more environmentally friendly alternative to traditional housing, it has since tripled its appeal by adding reduced costs and higher mobility to its list of features.

For all its merits, though, downsizing remains a feat not all can pull off, if only because of the serious compromising it entails. It mostly refers to the amount of living space available, which, in turn, means fewer creature comforts and a diminished degree of comfort since the focus is mostly on functionality.

But with the uptick in demand for tiny houses came a different kind of downsizing, as well. Park model tiny houses are bigger, with larger layouts, and more features, though they're also less mobile due to their size. A park model like those Tru Form Tiny specializes in brings an entirely different meaning to "downsizing," one where it hardly even feels like downsizing anymore.

One of the most popular models from the Oregon-based builder is the Urban Park Max, which they introduced in 2022 and which, in turn, was based on a previous model called Villa Max. To date, the Urban Park Max is the largest model in the builder's lineup, but that's not to say that this is all there is to it.

Like most tiny house builders, this one too offers customization options to standard models. This is what we're looking at today: another variation on the Urban Park Max, designed for two-person occupancy and as little compromise as possible.

Based on a four-axle trailer, the tiny is 39 feet (11.8 meters) long and offers a total living space of 575 square feet (53.4 square meters), including the generously sized loft upstairs. That said, the family can carry out their daily and nightly activities all on the ground floor and use the loft only occasionally, should they choose to do so.

The tiny features a bedroom on the ground floor, with standing height and a full-size wardrobe with hanging space. Both are impressive for a tiny home, but it looks like the builders were able to squeeze even more awesome features in: the bedroom can fit a king-size bed and still has room to walk around. This might not seem like much with a brick-and-mortar house or even a city apartment, but they're not exactly common with tiny houses.

Entrance is done directly into the living room, which then spills into the most gorgeous kitchen with an adjacent dining area. Custom touches here include a custom red oak pantry unit, floating shelves, a hidden microwave cupboard, and a surprising amount of storage space. The kitchen also features an extra-large fridge and freezer, a four-burner gas stove and gas oven, a deep double sink, and the in-house-built red oak dining table.

The bedroom is at the opposite end of the trailer, while the bathroom and loft are located centrally. The staircase that leads up to the loft integrates storage and hides a laundry station, while the loft itself is designed as a lounge slash home office, with additional storage space left to spare at one end. It helps that the loft is L-shaped instead of square.

The bathroom features a custom shower with large gray tiles, a standard flushing toilet, and a sink with the standard Tru Form Tiny vanity. Unlike most bathrooms you'll see in tiny houses, this one is big, giving you "room to dance while you get ready in the morning."

The unit was custom-designed for the client, so it serves as an example of what can be achieved starting from a standard model in the existing lineup. For those of us who aren't on the market for a new home, be it mobile, less mobile, or completely static, this unit helps to show that some of the things we knew about downsizing don't apply universally or indiscriminately.

Park tinies are a halfway solution for those who might want to downsize but not necessarily travel the country around the year. They can still be relocated if need be on special permits or under certain conditions (depending on where you're from), and they still imply a degree of downsizing. In return, they offer a maximized layout, the possibility of personalization, and features comparable to what you'd get in a standard home.

There's another big "if" here, though, and it regards pricing. Tiny houses, for all their touted affordability and ability to cut down expenses, remain priced prohibitively per square footage. Nowhere is that more apparent than with park tinies, which have price tags that make them premium products.

This being a custom model, Tru Form Tiny doesn't get into pricing details. However, the standard Urban Park Max starts at $189,000 before options, so you can get an idea of the kind of expense we're looking at here. It's in the $200K region, just to be clear.
